Produce a compact but complete package for a small building — the drawings, schedules, specification outline and issue records a builder could price and build from.

Objective

Issue a checked, cross-referenced documentation package for a small building with register, transmittal and specification outline.

Skills you need

The brief

A small building such as a backyard studio, a garage with a workshop, or the house from the AutoCAD or Revit projects. Use any CAD or BIM software. The package should be enough for a builder to price the work.

Step 1 — Plan

  1. 1Write the sheet list: cover/register, site plan, floor plan, roof plan, elevations, two sections, wall section, three details, schedules.
  2. 2Set up title blocks with all fields and a revision table.

Step 2 — Drawings

  1. 1Produce each drawing to the checklists in the lessons.
  2. 2Cross-reference every section and detail.
  3. 3Schedule doors, windows and finishes.

Step 3 — Specification outline

  1. 1Write a one- or two-page outline specification by trade (e.g. concrete, framing, roofing, windows, linings, finishes).
  2. 2Key your drawing labels to its sections.

Step 4 — Check and issue

  1. 1Self-check with the pre-issue checklist; ask someone else to check.
  2. 2Issue revision P1 For tender with a transmittal and register.
  3. 3Answer one invented RFI with a revision P2 of the affected sheet.

Common mistakes

  • Starting drawings before planning the sheet list.

    List every sheet first so references and numbering are right from the start.

  • Details that aren't referenced from any plan or section.

    Every detail needs at least one callout pointing to it.

  • Issuing without a transmittal.

    Every issue needs a transmittal and an updated register.

Your task

Price test

  1. Ask someone (or yourself, pretending to be an estimator) to list quantities for three items from your drawings.
  2. Note anything they couldn't find or had to assume — those are documentation gaps.

You should end up with: Evidence the package is priceable.
